Payment Options Pursuant to every tenant’s Lease, and the Chicago Landlord and Tenant Ordinance, rent is due on or before the first day of each calendar month throughout the term of the Lease. If the rent is not received by or before that day, the tenant risks eviction (which can be initiated immediately) and substantial late charges (which kick in after the fifth of the month). Thus, it is the tenant’s responsibility that Chicago Apartment Management, LLC (“CAM”) be in receipt of his/her rent on or before the first of each month. Payments must be sent or delivered to CAM at the address below (and contained in each tenant’s Lease). To simplify the process and provide tenants with an easy option to avoid the risk of late charges (and other remedies) without affecting the tenant’s bill planning, CAM agrees not to cash any tenant’s rent before the first of any month regardless of the actual date that the check is received. Most of our tenants opt for this and send their checks far in advance of the first month, but CAM holds them until the first and only then deposits them in the bank. CAM understands that all tenants’ lives are subject to budgets and employer’s payment schedules. Besides mailing rent to CAM, tenants also have the option of dropping their rent checks in CAM’s mailbox at 914 N. Honore, Chicago, IL, 60622. Also, tenants may elect to pay their rent through PayPal. However, tenants are advised that PayPal charges for such transactions and that they are solely responsible for all such charges. Therefore, any tenant electing to pay his/her rent through PayPal must add three (3%) percent to the actual rent to pay for the PayPal transaction. So, for instance, a tenant paying rent of $1,000 through PayPal, must add $30 (i.e., 3%) for the PayPal charge. If any tenant fails to do so, his/her payment through PayPal to CAM will be insufficient, and such tenant will still be subject to late charges (and other remedies) for such insufficiency. CAM is willing to confirm for tenants the exact calculation for their planned PayPal transaction in advance to help avoid an insufficiency.
